Everyone 18+ must apply and qualify.
- Application Fee: Non-refundable, $50 per applicant (including guarantors and all co-applicants)
- Admin Fee: If applicable, non-refundable, approx. $200 (varies)
- Hold Fee: Applied to security deposit if approved; refunded if denied; forfeited if canceled by applicant; approx. $100
- Security Deposit: One-half to one month’s rent, depending on credit & income
- Policies & fees may vary by property and can change

- Verification of identity, income, and employment
- Gross monthly income must be at least 3x the amount of monthly rent
- A guarantor will be required if the income is below 3x the rent
- Income sources can include wages, pensions, child support, etc.
- Applicants must have a minimum credit score of 520
- Criminal records are reviewed on a case-by-case basis
- Poor payment history, unpaid balances, or lease violations can lead to denial
- Low credit may increase the security deposit amount
- Yes, pets are allowed and must be screened through PetScreening.com
- Pet Fee: Non-refundable, approx. $300–$400 per pet
- Pet Rent: $25–$35 monthly per pet
- Service/Support animals: No fees with proper documentation
Yes, our property accepts any lawful source of income, including, but not limited to, Section 8 vouchers.

Yes, we offer short-term leases, but they may incur an additional monthly fee.
In an effort to protect both residents and team members from exposure to secondhand smoke and reduce the risk of fire and property damage, all communities under Denton Floyd’s management are currently smoke-free.
